Your Annual Equity Checkup — Why Your Number Changes Every Year
Your home equity is not a fixed number. It grows while you sleep, it grows while you pay your mortgage, and it can even grow in a year when you change nothing about the house at all. That's why "check your equity once" is bad advice — and why an annual checkup is the single most useful 15 minutes a homeowner can spend.
Why the number changes every year
- Appreciation. Elmore County demand keeps bending your value upward. A home that gained $15,000 of value this year gained it without a single weekend project.
- Principal paydown. Every payment nudges your balance down. Ten years in, a meaningful chunk of each payment is equity, not interest.
- The market. Inventory, buyer demand, and rates all move your value. Sometimes the move is small; occasionally it's a jump you'd never know about without looking.
Stack those three on top of each other for a few years and a starter home quietly becomes a six-figure bank account.
What you can do with a bigger number than you expected
- Move up. Enough equity turns the home you've been browsing "someday" into a realistic down payment — sometimes with PMI eliminated entirely.
- Refinance. A large equity position can improve your rate, drop PMI on your current loan, or restructure debt.
- Renovate in place. Some families borrow against equity to add the addition instead of moving — worth knowing the honest cost comparison before deciding.
- Stay, informed. Sometimes the right answer is "nothing yet" — but that answer feels completely different when it's a decision instead of a guess.
