Is spring really the best time to list?

by De'Angela Smith

Everyone has heard it: "list in spring." Spring is a busy season — but "busy" cuts both ways, and it isn't automatically the best time for you.

What actually determines the best time to sell:

  • Competition. Spring brings the most buyers — and the most other sellers. In the quieter fall and winter months, inventory thins out, which means your home stands alone for the buyers who are still looking. And winter buyers are not browsers; nobody tours houses in December for fun.
  • Your timeline, not the calendar. The best time to list is when your family's plan says go — a school-year transition, a job change, the baby arriving. A well-prepared home priced correctly sells in every month of the year.
  • Preparation beats season. A home that photographs well, shows well, and is priced on real comparable sales will beat a rushed listing in any season.

My honest advice: pick your move date by your life, and we'll build the listing plan backwards from it. If that lands in April, great. If it lands in November, I'll show you why that can be an advantage in your neighborhood. Call or text 334-201-1544 or email deangela@heyleo.com and I'll answer it personally — and if you want your real numbers, I'll prepare a free, no-obligation equity report for your home within 48 hours.
