Should we wait for rates to drop before we move up?

by De'Angela Smith

This is the number one question in every seminar room, and I understand why. Nobody wants to buy at the "wrong" rate. But here's the honest math: waiting is a bet that rates fall and prices hold still — and prices rarely hold still.

Three things to think about:

  • You buy the house, not the rate. At around 6.5% on a 30-year fixed, a $380,000 loan runs about $2,400/month in principal and interest. If rates drop a point later, a refinance takes roughly the same paperwork as the original loan. Families refinance when the math makes sense — the house doesn't change when the rate does.
  • Your equity keeps working while you wait — but so do prices. The starter home you'd sell gains value, but so does the upgrade home you want. When both sides rise, the gap you have to cross usually grows, not shrinks.
  • Life doesn't wait. The families I work with aren't moving because a spreadsheet told them to. They're moving because the third bedroom became an office, the toddler became a second-grader, and the yard became non-negotiable. If the need is real, the timing question isn't if — it's how to structure it well.

The right question isn't "should we wait for rates?" It's "at today's rates, what can we comfortably afford — and what happens to that payment if rates fall later?"
