When Refinancing Makes Sense (and When It Just Costs You Money)
Every time rates dip, the ads come out: "Refinance now and save thousands!" Sometimes that's true. Sometimes it's the most expensive "deal" you'll ever be offered. Here's how to tell the difference in about two minutes of honest math.
The breakeven rule
Refinancing isn't free — closing costs typically run 2–5% of the loan amount. The one calculation that matters:
Refi costs ÷ monthly savings = months to break even.
Save $250/month on a refi that costs $5,000 and you need 20 months in the home just to get back to zero. Plan to stay 15 years? That's a great trade. Plan to move next summer? You're paying $5,000 to change your bill by $250.
When refinancing usually makes sense
- Rates have dropped meaningfully. A drop of about a full point (or more) usually clears the breakeven test for owners who plan to stay.
- You can eliminate mortgage insurance. If your home's appreciation plus paydown means 20%+ equity, a refi can erase PMI or an FHA premium — a savings that compounds every single month.
- You're shortening the term. Trading a 30-year loan for 15 at a similar payment can cut years of interest off the table.
- Your finances improved. A better credit picture than when you bought can earn meaningfully better pricing.
When it usually doesn't
- You're moving soon. The breakeven math fails. Full stop.
- The savings are thin. Under about $100/month, fees usually eat the gain.
- You're restarting the clock. Refinancing a 30-year loan five years in means turning five years of progress back into interest payments — often the hidden cost nobody mentions in the ad.
Cash-out refis: tool or trap?
Borrowing against your equity to consolidate debt or fund improvements can be smart — if the money goes toward something that improves your position. Using your home's equity to fund lifestyle spending is how families accidentally trade a paid-off asset for a bigger mortgage. Treat your equity like the retirement account it basically is.
🔁Run the breakeven before you sign anything — or ask us to run it with you. A $5 math question should never cost $5,000.
