What Buyers Notice in the First 8 Seconds
Buyers decide how they feel about your house before they're all the way through the front door — and long before they open the fridge or peek in the closets. The first 8 seconds set the price anchor for everything that follows. Here's what happens in those 8 seconds, and how to control every second of them.
Seconds 1–2: The photos
Almost every buyer's first 8 seconds happen on their phone, scrolling. That means your preparation project isn't the showing — it's the photo shoot. Professional photos of a cleaned, decluttered, bright home are the difference between "let's go see it" and "skip it." I schedule the shoot after prep is complete, never before, and we stage for the camera the same way we stage for showings.
Seconds 3–5: The front yard and door
When they pull up in person, they're looking at: the lawn, the shrubs, the porch, and the front door.
- Fresh mulch and trimmed edges: $150, reads as "maintained."
- Power-washed porch and walkway: $150, erases years.
- A freshly painted or wiped front door with new hardware: $200, the cheapest "wow" in the house.
- A clean, working porch light and doorbell: free, and noticed every single time.
Seconds 6–8: The first room
The moment the door opens, three things hit them: light, smell, and space.
- Light: every blind open, every bulb working, lamps on even in daytime showings. Dark reads as small.
- Smell: clean and neutral wins — fresh coffee, a recently run dishwasher, nothing floral, nothing masking.
- Space: the entry should be nearly empty. No shoe pile, no coat wall, no "we're out of storage" story.
Why this matters to your bottom line
First impressions don't just affect whether buyers come — they affect what the house feels worth once they're inside. The same floor plan feels move-in-ready or feels like a project, and the offer price follows that feeling.
📸You never get a second first impression — but a first impression is cheap. Mulch, paint, light bulbs, and a deep clean control the entire emotional opening of your sale.
