What Actually Determines the Rate You're Offered
Two buyers walk into the same lender's office on the same Tuesday. Same house, same loan amount — different rates. Not favoritism, not luck. Just pricing. Here's exactly what goes into YOUR number.
APR vs. interest rate
The interest rate determines your monthly payment. The APR bundles that rate plus the loan's fees into one comparable number. Lender A quotes 6.5% with $2,000 in fees; Lender B quotes 6.375% with $6,000 in fees. The lower rate may actually cost more. Always compare APRs — that's what it's for.
How lenders price risk
Your quoted rate is the market's base price, adjusted for how risky your loan looks. The five big factors:
- Credit score. The 760+ tier gets the best pricing; each tier below it adds cost. This is the factor you can improve fastest.
- Down payment (loan-to-value). More equity = less risk = better pricing. A move-up buyer with 20%+ down from their starter home's equity walks in with a built-in advantage.
- Loan term. Shorter terms usually price lower.
- Property type and use. Primary residences get the best pricing; investment and second homes cost more.
- Points. One discount point = 1% of the loan amount paid upfront, typically buying the rate down. Worth it only if you'll keep the loan past the breakeven — the same rule as refinancing.
Your rate quote is a snapshot, not a promise
Rates move daily, sometimes intraday. That's why quotes come with an expiration, and why rate locks exist — once you lock (typically for 30–60 days), that rate is yours for the window even if the market moves. Lock too early and you may pay to extend; lock too late and the market may charge you. Your lender should explain the lock strategy, not just sell you on the quote.
🎯You can't control the market, but you control almost everything else. The biggest pricing lever for most Elmore County move-up families is the one they already own: their equity.
