Sam--Upgrading for a Home Office and Room to Breathe
Sam owned a modest three-bedroom ranch on a small lot — a solid house, but one that had slowly become a workspace, gym, and storage unit all crammed into the same few rooms. With a remote career that wasn't going back to an office, the layout simply didn't work.
What they wanted
More square footage, a real home office with a door, and a quieter street. Sam was a careful planner and didn't want to buy on emotion — but he also didn't want to sell into uncertainty and lose buying power while waiting for the "perfect" home.
How the coordinated sale + buy made it work
We flipped the usual order for him: we started with a serious buying search first, then timed his sale to match. Because he wasn't under pressure to accept the first offer on his ranch, we could be patient on the buy side without risking a housing gap. Once he found the right home, we listed his ranch at full market value with a coordinated closing schedule. Both transactions closed within eight days of each other, and because we negotiated the closing dates to align, his proceeds transferred directly into his new purchase. One move, one moving truck, one weekend.
