Staging a House With Toddlers Underfoot (Without Losing Your Mind)

by De'Angela Smith

Most staging advice assumes you live in a magazine. You live with a toddler, which means Goldfish crumbs in the sofa, a Pack 'n Play in the living room, and a toy avalanche in every hallway. Here's the realistic system my move-up families use to show-ready their home in 20 minutes a day.

The mindset shift

You are not trying to hide the fact that children live in your home — that's actually a selling point in family neighborhoods, because your buyer is usually another young family. You're demonstrating that the house can stay tidy. A buyer with kids walks in and thinks, "if they can keep it this clean with a toddler, there's enough storage here."

The toy rotation system

  • Box 80% of the toys now. Kids play with the same six things anyway. Packed toys become storage bins in the garage — that's pre-packing you'd have to do regardless.
  • One bin per room, max. A styled basket with a few attractive toys reads as "family home." A floor covered in plastic reads as "too small."
  • Create a "showing kit" basket: wipes, lint roller, glass cleaner, air freshener, and a grab-and-go bag that lives in your car for the toys you miss.

The 20-minute daily reset

  1. Toys into bins, bins into the closet.
  2. Counters and tables wiped completely clear.
  3. Beds made, towels straight, toilet lids down.
  4. Lights on, blinds open, one lamp in the coziest corner.
  5. Quick sniff test — run the dishwasher or brew coffee before showings, never cover smells with sprays.

The show-day playbook

When the showing request comes in (often with just a few hours' notice): pack the kids, pack the showing kit, do a final lap, and leave. Don't stress about perfection — an empty, bright, quiet house does most of the selling by itself.

🧸Buyers buy the space, not your stuff. Every bin you pack before showings is a box you don't have to pack at closing — staging a toddler home is literally moving prep you get paid to start early.

Your next step

Selling with small kids is a logistics project — and it pairs with buying with small kids. Let's plan both on one coordinated timeline.
