Six Questions to Ask Your Lender Before You Apply
The best borrowers aren't the ones with perfect credit — they're the ones who ask good questions. Here are six questions that will make any lender take you seriously (and protect your wallet in the process). Bring this list to your next appointment.
1. "What's my TOTAL monthly payment — including taxes, insurance, and any mortgage insurance?"
The principal-and-interest number is the flattering one. The full payment is the real one. Any lender who dodges this question is doing you a disservice — ask until every line item is on the table.
2. "How much cash will I realistically need at closing?"
Between the down payment, closing costs, and prepaids (your first year of insurance and a few months of taxes), the total is often more than buyers expect. Get the real number early so it doesn't surprise you in the final week.
3. "What loan programs might I qualify for that I haven't asked about?"
Many buyers only hear about conventional loans because it's all they know to ask. VA, USDA, and state and local down-payment assistance programs may be sitting right there — but only if the question gets asked.
4. "What would improve my rate, and how long would that take?"
A few months of focused credit work can be worth more than any market timing. A good lender will tell you exactly which moves matter and which don't.
5. "Are there prepayment penalties? Can I pay extra toward principal?"
You want the answers "no" and "yes." On most loans today they are — but confirm it in writing, because an occasional loan product does carry penalties.
6. "What could change my numbers between preapproval and closing?"
Preapproval is a strong starting position, not a guarantee. Big purchases, new debt, job changes, or large unexplained deposits can all move the needle. Knowing the rules up front is how you keep your closing on schedule.
✅Print this list. Bring it to every lender conversation. The buyers who ask these six questions consistently get better loans — because lenders quote their sharpest numbers to the buyers who are clearly paying attention.
