How to Read a Market Report Like an Agent (Inventory, DOM & Turnover, Explained in Plain English)
Every month there's a new batch of headlines about "the housing market." But the only market that matters to your family is the one on your street. Here's how agents actually read a local market report — so the next one you see tells you something useful.
The five numbers that matter
1. Active inventory
How many homes are listed for sale right now. As a rule of thumb: fewer than [3–4] months of inventory favors sellers; more than [5–6] months favors buyers. Low inventory in the starter-home band ($250K–$400K) is exactly what makes selling before you buy so attractive right now.
2. Days on market (DOM)
How long the average home takes to go under contract. Short DOM = strong demand. If homes in your zip are moving in [under 30] days, buyers are pre-approved and ready — and priced-right homes don't sit.
3. List-to-sale ratio
The final sale price divided by the asking price. [97]% means the average home sells within [3]% of list. A falling ratio means buyers have negotiating power; a rising ratio often means bidding wars on well-prepared homes.
4. Median sale price
The middle sale for the month — half sold for more, half for less. It's better than an "average" because one $2M sale can't distort it. Watch the trend over 6–12 months, not one month's jump.
5. Turnover rate
The share of homes in a neighborhood that sell in a year. It tells you how "alive" a market is — and how likely it is that your own street will produce a buyer or a comparable sale soon.
🎯The one-two punch for move-up families: Low inventory + short days on market on the selling side, plus more choices and negotiating room in the upgrade price band, is the best of both worlds. That's the window I help families plan for.
What the headlines get wrong
National reports average thousands of neighborhoods into one number. Your zip code's inventory could be down [20]% while the national headline says "prices cooling." That's why I publish a farm-specific snapshot every month — see the monthly update above.
