How Much Equity Is Sitting in Your House?
Most move-up families I meet already have the down payment for their next home — they just haven't seen the number in writing yet. If you've owned a starter home in Elmore County for five or more years, appreciation plus every mortgage payment you've made have quietly stacked up a serious pile of money. Here's how to find yours, and what it can actually do.
Equity is one simple subtraction
Your equity is what your home is worth minus what you still owe on it. That's it — no fine print.
| Line item | Example | Your home |
|---|---|---|
| Current home value | $350,000 | |
| Estimated mortgage balance | $180,000 | |
| Your estimated equity | $170,000 |
Where the money actually comes from
- Appreciation. Homes in our area have gained value year after year. If the $280,000 starter home you bought is now worth $350,000, that's $70,000 you earned by simply staying put.
- Principal paydown. Every monthly payment sends a slice toward the loan balance. Early in the loan it's small — after eight to ten years, it snowballs.
- Improvements (sometimes). A new roof or an updated kitchen protects value more than it adds to it — but it all shows up in the number.
Why the number surprises people
Equity is invisible. It never arrives as a deposit or a statement, so it doesn't feel like money. But to a lender, it's exactly that: cold, usable cash for your next down payment.
What your equity is actually for
- It becomes your down payment on an upgrade home.
- It eliminates PMI when it covers 20% or more of the purchase price.
- It lowers your monthly payment by shrinking the loan you need.
In the example above, $170,000 of equity is a 20% down payment on an $850,000 home — or a 31% down payment on a $550,000 family home, with cash to spare.
💡The equity in your starter home is the single biggest lever you have for the next one. Before you decide what you can afford, find out what you already have.
