Honest Payment Math — What You'll Really Pay Each Month
Most buyers shop for homes the way they shop for cars — by price tag. But the price tag isn't what you pay every month, and the monthly number is the one that decides what you can actually afford. Here's the honest math, step by step, so you can check every figure yourself.
The example, built from the ground up
- Upgrade home price: $550,000
- Down payment from your equity: $170,000 (about 31% down — no PMI)
- Loan amount: $380,000
- Rate: 6.5%, 30-year fixed
- Principal and interest: about $2,402/month
That last line is the one headlines miss: with a strong down payment, a $550,000 home can cost less per month than people assume a $400,000 one does.
P&I is only part of the picture
Principal and interest is the loan, not the whole bill. Add:
- Property taxes — budget roughly 0.4–0.7% of value per year in our area, depending on jurisdiction and exemptions.
- Homeowner's insurance — varies with the home's age, roof, and location.
- HOA dues — only if you choose a neighborhood that has them.
I'd rather show you the full monthly picture up front than win you over with a number that's missing three line items.
How rate moves change the payment
On that same $380,000 loan:
| Rate (30-yr fixed) | Monthly P&I |
|---|---|
| 6.0% | ~$2,278 |
| 6.5% | ~$2,402 |
| 7.0% | ~$2,528 |
About $125 per month for every half point. Rates matter — but they move the payment far less than the size of your down payment does.
"Should we wait for rates to drop?"
Sometimes the honest answer is yes; often it's no. If prices keep rising while you wait, the home you want can get more expensive faster than the payment you're hoping to save. And if rates do fall later, you can typically refinance the same loan — but you can't un-pay a higher purchase price. Waiting is a bet; the equity report tells you the size of the bet before you place it.
🧮The monthly number is the real price tag. Know your equity first — it's the one variable in this whole equation that you already control.
