Conventional, FHA, VA, USDA — Which Loan Type Fits You?
FHA. VA. USDA. Conventional. It sounds like a bowl of alphabet soup — but each of these loan types exists to help a specific kind of buyer. In the next five minutes, you'll know which one was built for you.
The four main options, side by side
| Loan type | Typical min. down payment | Credit flexibility | Mortgage insurance | Built for |
|---|---|---|---|---|
| Conventional | 3–5% | Better with good credit | PMI if under 20% down — drops off automatically at 20% equity | The flexible workhorse |
| FHA | 3.5% | Very forgiving | Mortgage insurance premium — usually for the life of the loan | Lower credit or smaller savings |
| VA | 0% | Flexible | None monthly (one-time funding fee, sometimes waived) | Eligible veterans, service members, surviving spouses |
| USDA | 0% | Flexible | Modest guarantee fee | Qualifying rural and suburban areas, with income limits |
Conventional: the workhorse
If you have decent credit and — this is the big one — equity from your current home, conventional is usually your best deal. Put 20% or more down and there's no mortgage insurance at all. For move-up families, the starter home's equity is exactly what makes this possible.
FHA: the second-chance program
FHA accepts lower credit scores and 3.5% down, which makes it a genuine lifeline for some buyers. The trade-off: mortgage insurance premiums that typically last the life of the loan. If you qualify for conventional, it's usually cheaper over time — FHA is the fallback, not the default.
VA: the earned advantage
If you served, the VA loan is one of the best financial products in America: zero down, no monthly mortgage insurance, and competitive rates. You can even reuse the benefit. If there's any chance you qualify, ask about it before anything else.
USDA: the overlooked one
USDA loans offer zero down in qualifying areas — and "rural" includes more suburbia than most people expect, including much of Elmore County. There are income limits, and the home must be in an eligible zone, but it costs nothing to check an address.
🔑The right loan program can stretch the same budget further than a rate discount ever will. Move-up families with equity are often pleasantly surprised what conventional pricing looks like with 20%+ down.
